The Inspection Consultant uses Infrared Thermal Imaging (ITI) on all home inspections. ITI can reveal important information relating to otherwise inaccessible areas of the residential building. Infrared IR detects extremely small but crucial differences in temperature from one area of a house to another. These temperature differences show up on the camera as cold and hot spots, revealing hidden problems that are undetectable in the course of a traditional home inspection.

In the above pictures the IR photo shows an area of moisture intrusion in the wall cavity from a roof leak. Can you see any signs of moisture in the corresponding digital photo? I wonder if your home inspector can without the use of IR?

The above photos show an exterior window area of a stucco home. This window area has had stucco repairs in the past. Night time IR images unfortunately reveal that the repairs were unsuccessful from preventing moisture entering the stucco system.


The ITI camera can be a valuable tool in an inspector’s bag. However, proper training is key. An inspector can spend thousands to purchase an IR camera, but, without proper training, camera images can be misinterpreted. Your inspector should have, at minimum, Level 1 Thermographer certification.


The Inspection Consultant uses FLIR cameras and holds Level II Thermographer certification from FLIR’s leading Infrared Training Center (ITC) located in Toronto.
