At The Inspection Consultant we have been doing inspections in the downtown core and East; including North York, Scarborough and beyond, and in the West including Mississauga , and Oakville and surrounding areas. One thing that always stands out in every inspection is that NO two inspections are the same.
Pre-Purchase (Buyer's) Inspections
A Pre Purchase or "Buyers" Inspection is typically performed after the seller has put the property on the market but before the potential buyer has taken possession. The potential buyer with their agent will draw up a closing contract which usually includes a contingency agreement with the seller, which would included appropriate time (usually 7-10 days) to schedule and home inspection. If a property fails to meet the buyer's expectations as a result of the inspection, then the sale may fall through. In many cases, a Buyer's Inspection will help both the buyer and the seller to identify damage or other problems that may exist with a property so that both parties can either renegotiate the selling price or the seller's responsibilities to repair the property at the seller's expense prior to the final close.
Pre-Listing (Seller's) Inspections
A Pre-Listing "Seller's" Inspection is typically performed by the seller before the property is listed or put on the market. This type of inspection helps the seller by providing a non biased review to determine what damage or other problems exist with the property in order to determine factors such as fair market value, discounts values, or any necessary expenditure required to increase the value and desirability of the property.
Pre-Delivery, PDI (Tarion) Inspection
The process of buying and new home can be overwhelming and once your condo or home is ready for occupancy their are several crutial steps to be followed regarding taking possession. Before you take possession of your new home or condominium, your builder is required to conduct a pre-delivery inspection, or PDI. During the PDI, it is very important to identify any items that are damaged, missing, incomplete or not operating properly. During the PDI, you or your "designate" (this can be us if you wish) should identify any damaged, incomplete or missing items as well as anything which is not operating properly. You should ensure that your builder’s representative records these conditions as this list of cosmetic defects on this day is your only defence that they were present prior to your move in.
30 Day Form, 1 Year and 2 Year Warranty (Tarion) Inspections
The 30 day and 1 Year form is used to notify Tarion of and outstanding warranty items that were listed from your PDI or any new one's found (non-cosmetic) after occupancy. We at the Inspection Consultant can assist you and offer an unbiased and knowledgeable overview of the physical condition of a property. We put our extensive knowledge in building construction and science to work for our clients to help ensure they can rest easy knowing thier new home or condo is free of any defects.
Rental/Property Management Inspections
Do you own a rental property? You should be well aware of the need to assure that your property in serviceable shape prior to allowing renters to occupy the building. You are also aware of the need to assure that your property has not been damaged before renters vacate the property. A rental/property management inspection is designed to protect you from serious liability that can result from renting or leasing a potentially hazardous property. Additionally, a rental/property management inspection also helps you to protect your assets by identifying damage that may have potentially been caused by occupants. A severe example would be a marijuana grow operation.

Periodic Maintenance Inspections
This type of inspection is performed every two years to assure that a healthly and safe environment is being maintained for your family and real estate investment. Periodic Maintenance Inspections are necessary to assure the integrity of your structure in-between storms and droughts, to check the building's integrity that may have been compromised by cracked beams or foundations, to visually inspect for moisture related problems, and more. Any of these situations can contribute to decrease home value or pose a physical risk to your family if not identified in time.
Investigative Inspections
This type of inspection is most-often used when a homeowner feels that a problem may exist. For example, you may want to engage in an Investigative Inspection after a severe storm, if you experience and odd smell in your home that cannot be identified, or if you notice unusual pest and insect activity. In many cases, Investigative Inspections can help homeowners to catch problems before they become an expensive or irreversible liability.
Short Term Radon Testing (Real Estate Transaction)
Radon testing is the only way to know if you and your family are at risk from radon. Radon is a radioactive gas that is colourless, odourless and tasteless. Radon is formed by the breakdown of uranium, a natural radioactive material found in soil, rock and groundwater. When radon is released from the ground into the outdoor air, it gets diluted to low concentrations and is not a concern. However, in enclosed spaces, like basements, it can sometimes accumulate to high levels, which can be a risk to the health of you and your family. The Inspection Consultant inspectors are one of a few NEHA certified Radon Gas technicians in Canada.
